WATER IN A BUILDING-THE CLOAKED DAGGER
Harvey living in Miami Beach Florida calls an air conditioning company to install a new AC unit. Two and a half years later Harvey sees water on the ground floor of his two story residence. Near the pool of water is a bathroom. Harvey in desperation immediately begins tearing out bathroom walls but finds nothing amiss. Next he removes adjacent walls….nothing! Stumbling on the mess, he finally calls a plumber, the plumber after an extensive search for the source of the water asks Harvey where the condensate drain for the new AC unit is located, Harvey doesn't have a clue. It's not visible from the outside or located where one would normally expect to find it. After two or three additional hours of investigation. The plumber determines that the AC contractor did not route the condensate drain line outside the building. Instead he simply terminated the line within the exterior wall of hollow core concrete block. It took two and a half years for the cloaked dagger to uncloak itself. GO FIGURE?
LEAK DETECTION SERVICES There are a number of companies that offer leak detection services. Some companies have the equipment on hand and trained personnel on staff. These companies generally specialize in detecting leaks. The equipment that they use is a sound listening device (similar to the sonar equipment used in a submarine). The sounds they are listening for is the sound that water under pressure will make when exiting a pipe. So Harvey would not have had success finding the leak by using one of these companies. Condensate water is not under pressure so its likely that the leak Harvey had would not have been detected using this equipment. However had Harvey known, he could have purchased a "moisture test meter" prior to removing the ceramic tile and wall board in the bathroom thereby saving a considerable amount of money to replace it. A cheap moisture meter would have cost about thirty dollars. Compared to the cost of replacing wall finishes that is very reasonable. This same equipment can also take the guess work out of finding a leak in the roof of a building, without the destructive investigation employed by Harvey.
